How Long Does a Roof Last in Ohio?
How long a roof lasts depends on what it is made of, how well it was installed, and what the weather does to it year after year. Ohio’s hot summers, storm seasons and freeze-thaw winters are hard on every material. How Ohio weather shortens a roof’s life
Between summer heat and winter cold, roofing materials expand and contract all year while taking on moisture. The biggest culprits:
- Hail and wind: loosen, bruise and tear shingles.
- Ice at the eaves: backs water up under the shingle edge.
- Humidity: feeds algae and moss, and speeds granule loss.
- Sun: slowly dries out asphalt and sealants.
Across Greater Cincinnati, Dayton, Northern Kentucky and central Indiana, most asphalt roofs reach 20 to 25 years before they need replacing. Poor attic ventilation can take years off that; good ventilation and regular care can add them back.
Signs a roof is nearing the end
- Curling, cracked or missing shingles
- Granules in the gutters and at the downspouts
- Dark streaks or moss on the roof
- Water stains on ceilings or in the attic
- A roof more than 20 years old
Two or more of these together is a good reason to have the roof inspected.
How to get more years from your roof
- Have it inspected every year or so, and after any severe storm.
- Keep the gutters clear so water cannot back up at the roof edge, or fit gutter guards.
- Trim overhanging trees to cut debris and abrasion.
- Deal with damage early, before water reaches the deck.
- Ventilate the attic so heat and moisture do not cook the shingles from below.
Repair, extend or replace?
An aging roof is not always a replacement. What it needs depends on what the inspection finds:
- Limited damage on a roof with years left can be handled with a targeted repair.
- Shingles that are drying out on a sound deck can often be restored with roof life extension, a whole-roof treatment with a 6-year warranty.
- When problems keep coming back, or the roof is past 20 years with widespread wear, a new roof system is usually the better investment. It also brings a new warranty and adds curb appeal and resale value.
