Shingle Roof Care Tips for Blue Ash Homeowners

1. Look the roof over after every big storm

After high wind or hail, check the roof from the ground, with binoculars if you have them. You are looking for:

  • Missing, lifted or curled shingles
  • Granules piling up in the gutters or at the ends of the downspouts
  • Dented flashing or cracked ridge caps

2. Keep the gutters and downspouts clear

A clogged gutter pushes water back under the shingle edge and into the fascia. Clear them in spring and fall, or put gutter guards on so the job goes away. It is one of the simplest ways to protect the roof edge and the valleys.

3. Know the signs of an aging roof

As shingles age they lose flexibility and the granules that shield them from the sun. A roof of 15 to 20 years with bald patches or cracking across the slopes is getting close to the end. That is the point where the decision gets interesting, because there are three possible answers:

  • A targeted repair, when the damage is limited and the rest of the roof has years left.
  • Roof life extension, a whole-roof treatment that restores aging shingles when the decking and flashing are still sound, with a 6-year warranty.
  • A complete new roof, when the wear is widespread or the deck underneath has been compromised.

4. Watch the roof penetrations

Vents, skylights and chimneys are the most common places for water to get in. The sealant and flashing around them loosen and crack with age. Look at them once a year, and have anything that has pulled away looked at before the next rainy season.

5. Do not wait on small problems

A few missing shingles today can be a wet attic next month. Acting early limits the water damage and helps keep the roof’s warranty intact. The first step is always the same: find out what is actually wrong before anyone quotes a fix.

6. Have the roof inspected regularly
