Brick chimneys and the metal around them
Many older Greenfield homes near the center of town have brick chimneys, and a chimney is the most common leak point on an older roof. The metal sealing that joint is often decades old, has been tarred over more than once, and was sometimes just bent back into place when a later roof went on rather than renewed.
Proper chimney flashing comes in two parts: step flashing woven into each course of shingles, and counter-flashing cut into the mortar joints and lapped over it. When either half is missing, water runs down the brick and in behind the shingles, soaking the framing long before a ceiling stain appears. Wide chimneys also need a cricket on the uphill side to split the flow around them.
On newer Greenfield homes the same principle applies at sidewalls, dormers and the joint between garage and house. When we install a new roof we replace all of this metal rather than reusing it, so the flashing starts its life on the same day as the shingles.
