Where the roof meets the chimney
A chimney is a masonry box pushed through a timber roof, and the two move differently with heat, cold and settling. The gap between them is closed with metal: step flashing woven into the shingle courses, and counter-flashing let into the brick. On many mid-century Erlanger homes, that metal has been smeared with roof cement so often that nobody can tell what lies underneath.
The crown on top of the chimney matters just as much. A cracked mortar crown lets water into the masonry itself, where each winter’s freezing and thawing opens the joints a little further, and the water works its way down inside the stack to the attic and the ceiling.
When we replace an Erlanger roof, the chimney is stripped of old cement and flashed again from scratch, with counter-flashing ground into the mortar rather than stuck to the face of the brick. We examine the crown and cap at the same time and tell you plainly what shape they are in.

Most often the chimney flashing or crown has failed, not the shingles. Water gets in where the metal meets the brick, or through a cracked crown, and runs down to the ceiling. We check both first.
Should the chimney flashing be replaced even if the shingles are fine?
If it is failing, yes, and it is a job we will gladly come out for on its own. A flashing repair can give a sound roof years more. If the roof is near the end anyway, it makes more sense to re-flash as part of the new system.
