Two roofs on one house
When many of Florence’s older ranches needed their first new roof, the cheaper route was to nail a second layer of shingles over the original. It was allowed, it saved a tear-off, and it left the house with twice the weight on its rafters and no way of seeing the boards beneath.
That second layer rarely lasts as long as the first. It sits on a lumpy surface, runs hotter in summer, and its nails have to pass through old shingle before they find wood. Soft sheathing, rotted edges and flashing that was simply shingled over are what we usually uncover when it comes off.
We tear off every layer to the bare deck on every Florence job, replace any sheathing that has softened, and install new underlayment, flashing and ventilation from scratch.
